Privacy

The calculator runs in your browser and sends nothing to us. If you use our contact form, we keep what you send so we can reply. We do not sell it. This site has no advertising trackers. To ask about your information, use the contact page.

Study limitations

A reserve study is a planning estimate. We record visible condition and do not give structural or safety opinions. If a visit shows possible damage or a safety concern, we tell the board in writing to bring in a qualified specialist. Cost and life figures are estimates, and actual bids will differ. The board makes all funding decisions.

Our life-of-study guarantee covers free correction of our factual errors for up to three years from the final report, or until your next study or update, whichever comes first. It does not promise how long a component will last, what a bid will cost, or how a lender or agency will treat the study.
