For community managers

Prices you can forward. Reports in two weeks.

You carry the deadline and field the board's questions. Published prices and a report within two weeks of the site visit let you answer a board in one email.

Portfolio scheduling

Site visits for several communities on one schedule, grouped by area and planned with your board meetings in mind.

One contact

You get one named contact for the studies you send us, from the document checklist to the final report.

Forwardable board packet

Scope, price, dates, what a reserve study is, and a sample summary, in one short PDF for your board.

Quotes for many at once

Send us the list. We reply with a separate quote per community.

The board packet

What the PDF contains, in order. Each section is one page or less.

  1. What a reserve study is, in six sentences
  2. Scope for this community and what is excluded
  3. Price, deposit and payment terms
  4. Dates: site visit, draft, board review, final
  5. A sample one-page summary from a fictional community
  6. Who does the work and what they do not do

What we do not do

  • Give structural or safety opinions. If a visit shows possible damage, we tell the board in writing to bring in a qualified specialist.
  • Make the funding decision. The board does.
  • Charge for correcting our own factual errors during the life of the study.

We are a new firm.

You won't find client logos or quotes here yet. See who does the work, then send us one community and judge the scope for yourself.
