PropFusion vs. Runway Reserves

Runway Reserves wrote this page, and we sell reserve studies. Last checked November 1, 2026. Confirm anything that matters with PropFusion directly.

PropFusion describes itself as a marketplace and software company. Its terms say it does not provide the reserve study service itself and that outside providers prepare studies, though some of its marketing reads as if its own team does the work. Runway Reserves prepares its own reports, was founded in 2026 and holds no credential. If you want several proposals to compare, PropFusion offers that and we do not.

Side by side

Topic PropFusion Runway Reserves
What it is A marketplace and software company. Its terms call it a technology platform and intermediary that "does not provide the reserve study service itself." Some of its marketing reads differently, describing studies as prepared by a specialist with the RS. 1, 2, 6 A reserve study firm that prepares its own reports.
Track record Headlines 5,000+ completed studies, and elsewhere says 4,000+. The same home page credits its CEO with over 5,000 across a career. We found no count for the platform itself. 1, 3 Founded in 2026.
Credentials Its CEO holds the RS. Its marketing describes vetted professionals with RS or PRA. Its terms (updated December 5, 2025) say it does not verify provider credentials and that the association should. 1, 2, 4 None. We hold no RS, PRA or PE credential.
Who makes the site visit The professional you're matched with, on full studies and updates with a visit. 5, 6 A field technician we contract, using our checklist. We review what they record, and the report says who visited.
Published prices No study price. Providers quote. Its ReservePulse software is listed as free for the first year with a PropFusion study, then $79/m, and has a free tier. 3 Published. Full study $2,995 to $6,495 by size, up to 499 units, site visit included. Update without a site visit from $1,295. Send us another firm's written quote for the same scope, and we'll beat it.
Stated delivery Shows "2 Week Report Turnaround" on its home page, without saying when the clock starts. Says proposals arrive within 12 hours. 1, 6 Within one week of the site visit.
Where it works Claims coverage in all 50 states through its network. We found nothing on how many providers work in each state. 6 Open in 37 states and DC, and for some association types in Florida and Tennessee.
What you receive A report from the provider with 30-year projections and board summaries, plus access to ReservePulse. 6 PDF report and spreadsheet, a board call, and a board packet PDF. No planning software.
Changes after delivery We found no revision policy for associations. Its terms say provider payments are non-refundable unless a written contract says otherwise, so check the provider's contract. 2 Up to two comment rounds. Factual errors corrected free for up to three years from the final report, or until your next study or update, whichever comes first.
Insurance Its terms require providers to carry professional liability coverage of at least $500,000 per occurrence. We found nothing saying it checks this, so ask each provider for proof. 2 We carry errors and omissions insurance.

"We found no" means it wasn't on the pages we read. It doesn't mean the company doesn't offer it. Delivery clocks start at different points, so compare them with care.

When PropFusion is the better choice

  • You want competing proposals to compare, not one quote from one firm.
  • You're in a state where we aren't open. It claims all 50.
  • You want software that stays in use between studies.
  • You need a provider with a credential. Verify it yourself, as its terms advise.

When we might fit

  • You want one firm to scope, price and prepare the report, with no marketplace in between. We contract the field visit, and the report says who visited.
  • You want a study fee before you ask for a quote. We publish a study fee for every size up to 499 units. A full study or an update with a visit also has a field visit charge, which we quote in writing before any deposit. A published fee helps a board budget, but it doesn't tell you whether the work is good. Send us another firm's written quote for the same scope, and we'll beat it.
  • You'd rather have a PDF and a spreadsheet and no software account.
